Who receives a property tax bill?Real Property tax bills are issued to the person whose name appear as owner on record at the District Recorder of Deeds on January 15th of each year (Title 33, Chapter 85, section 2410 VIC.). I own property in the V.I. and have never received a tax bill. What should I do to receive a tax bill?If the property is recorded and you have not received a bill, you should contact your respective Tax Assessor's office. When are property tax bills issued? By law, tax bills are issued on or before June 30th of each year. Tax bills are mailed to the last known mailing address of the property owner. What happens if the tax bills are mailed after the June 30th date?A new due date will be established. When do property taxes become delinquent?Property taxes become delinquent if not paid within sixty (60) days of issue. If taxes are paid after ninety (90) days, an interest rate of one percent (1%) is added per month to the amount of tax that is due. What is the assessment date?The assessment date is January 15th each year.
What can I do if I am not satisfied with my assessment?An appeal can be filed with the Board of Tax Review. Appeal forms are available at the Office of the Tax Assessor. What measures of relief are available to Virgin Islands property owners?Property owners may apply for tax credits, formerly known as exemptions, to offset their real property taxes. Property owners may qualify for the homestead credit and any one other credit for which they are eligible. To qualify for any of the credits, the homeowner must be living in teh home as a primary residence as of January 1. Applications for tax credits must be submitted no later than April 30th of each year. How do I pay my property taxes?Property tax payers can pay their bill by mail or in person at the Tax Collector's Offices located throughout the U.S. Virgin Islands. Payments can be made in person or by mail. Checks, cash, money orders and credit cards (Visa and MasterCard) are accepted. Persons submitting their payments by mail should not send cash for their own security. Persons submitting credit card payments by mail are asked to include a copy of their identification, the three digit security code and their telephone number. A representative of the Tax Assessor's Office will contact the property owner to verify the information provided. Can payments be made online?That service is not yet available. However,payments can be made by mailing your check/money order to the Department of Finance, Treasury Division or you can call that department at 340-774-4750 and have the payment done by credit card.
